A repair done right is the smartest money you can spend on a roof

When the rest of your roof still has obvious life left, a correct repair extends that life for years and spares you from paying for a full replacement before you have to. Almost every roof can be repaired, and most leaks come from a handful of predictable, vulnerable spots.

The catch is that those same spots; the accessories, penetrations, and flashings, are exactly where a careless “patch job” does more harm than good. The difference between a repair that lasts and one that fails by next spring is entirely in who does it and how. What We Repair

Most roof problems trace back to the parts of the roof that take the most abuse. Here’s what we fix, and what’s actually involved.

Roof leaks & leak detection

Nearly every repair starts with a leak, and water rarely enters where it shows up inside. Finding the true source takes experience and, when a leak is hiding, modern leak-detection technology. We diagnose first, then fix the cause instead of chasing the symptom.

Flashing repairs

Flashing is the single most common source of leaks: headwall and sidewall flashing on dormers, step flashing, the counter-flashing that ties into stucco, brick, or siding, (common on older Minneapolis and St. Paul homes), and flashing where windows sit close to the roofline. Flashing is repaired by the foot, small sections typically start around $750, depending on access and material.

Valleys & dead valleys

Where two roof planes meet, water concentrates and flows fast. Low-slope and “dead” valleys ,(common behind chimneys), often need a cricket to stop water from pooling. Valley repairs generally run $750 to a couple thousand for a full valley.

Chimney flashing, crickets & masonry

Chimneys are the trickiest leaks on any roof, because the water can be coming from the flashing, the cap, the crown, the brick, or failed tuck-pointing. We use leak detection to find the actual cause, then fix it correctly, from basic flashing and the proper sealant up to a full copper chimney flashing. We also handle tuck-pointing, chimney caps, and crickets. Flashing repairs range from ~$450 (detection + correct sealant) to $5,000+ for custom copper.

Skylights

We repair and reseal leaking skylights, or remove and replace a failed unit. We do full skylight installation, too. Replacements typically run from ~$750 for basic units to $1,500+ for quality wood-framed glass.

Vents & roof penetrations

Roof vents, ridge vents, kitchen and bath exhaust vents, plumbing stack boots, and powered fan vents. These are the most common small repairs where vent replacement usually runs $450–$950 plus materials, depending on the type and access.

Ice dams & winter leaks

Minnesota’s freeze–thaw cycle pushes meltwater back up under the shingles at the eaves, and it shows up as a ceiling stain in February. We trace and fix the leak, correct the ice-and-water protection, and can advise on roof snow removal ⟢ and better ventilation so it stops recurring. Shingle & field repairs

Individual shingles removed and replaced correctly, with underlayment renewed underneath where needed. It’s not always the ideal approach, but it’s cost-effective when the rest of the field is sound. Field repairs start at a $450 minimum.

Ridge cap

Re-bedding or replacing ridge cap and ridge-cap shingles, usually a $500–$1,000 repair depending on the run.

Drip edge, fascia & soffit

Drip edge sits under the very first course of shingles, so repairing it correctly means working up and under the starter course. It comes up most after tree or vehicle damage to fascia and soffit, and we handle the carpentry and painting to finish it so it looks like new.

Roof deck repairs

Uncommon except after impact damage or long-term water intrusion. If age or water has rotted the deck, we’ll tell you straight.

Solar panel removal & reset

We remove panels, repair the roof beneath them, and reset the array, and we fix the leaks that panel mounts so often cause.

A note on materials: A good repair starts with the right products. We use professional-grade roofing sealants and adhesives from roofing suppliers,  not hardware-store caulk that fails in a single season.

A roof is built in a precise order: decking, underlayment, flashing, shingles, ridge. Repairing one accessory after the fact means rebuilding part of that sequence out of order, without damaging everything around it. That makes a repair 3–10 times less efficient than installing the very same part during a full re-roof. On top of that, every repair carries a setup/minimum charge of about $250–$500 for travel and material pickup, roofing suppliers don’t deliver small or large orders for free.
