Which Visit Do You Need?
A free evaluation and a paid documented inspection are two different things. Tell us the situation and we will say which one fits, before anyone comes out.
Two Different Visits, And We Are Honest About Which One You Need
Plenty of roofers advertise free inspections as a foot in the door. We split it honestly.
The Free Roof Evaluation
You are a homeowner with a reason. A stain on the ceiling, shingles in the yard, a storm that just rolled through, a roof you suspect is near the end. We come out, look properly, and tell you what we would do if it were our house. Free, because it is the start of an honest working relationship, even when the answer is that you do not need us yet.
The Formal, Documented Inspection
You need paperwork that stands on its own: a home sale or purchase, an insurance question, a commercial or multifamily building, or a condition report before a warranty or renovation decision. That is a paid professional service, a full photographed report you can hand to a realtor, an adjuster, a board or a buyer, whether or not we ever do the work.
Not sure which one you need? Call 612-255-9605 and describe the situation. We will tell you, plainly, before anybody schedules anything.
What We Inspect
A roof is a system, and we check the whole system, not just the shingle color from the driveway.
- Roofing materials and field condition. Granule loss, cracking, curling, blistering, wind-lifted tabs, and how the aging pattern differs across slopes.
- Flashing and penetrations. Chimney, step, headwall and counter flashing, plus every vent, boot and skylight. This is where most leaks actually start.
- Valleys, ridges and edges. The water-concentrating details, the drip edge, and the ice-and-water protection at the eaves.
- Ventilation and attic health. Intake and exhaust balance, the moisture and frost signatures of a starved attic, and the ice-dam risk that comes with them.
- Moisture and decking. Soft spots, stains, and the interior evidence a roof leaves in the attic long before it shows in the living room.
- Storm and hail wear. Bruising, impact scatter, and an honest call on whether it rises to an insurance claim. Our storm and insurance process.

When A Roof Should Be Inspected
Every Few Years As It Ages
Annually once a roof passes the fifteen-year mark. Minnesota ages a roof on its own schedule, not the warranty's.
After Any Major Storm
Hail bruising hides. It does not look like damage on day one, and then it shows up later as accelerated aging.
Before You Buy Or Sell
The roof is the biggest single line item a home inspection can flag. Get real numbers instead of a vague note that it is nearing end of life.
Before Winter, When In Doubt
February is a bad month to learn about a marginal roof.
What You Get
A photographed, written report in plain language: what we found, where it is, what it means, and what it costs to address, prioritized honestly into now, soon, and monitor.
If a repair solves it, we will say repair. That is most of our work. Roof repair. If the roof is truly at the end, we will show you the evidence and walk you through the options at your pace. Roof replacement.
No scare photographs from somebody else's roof. No pressure. Your report is yours either way.
The Line We Will Not Cross
We document the damage and we write our own itemized estimate. We do not represent you, adjust your claim, or negotiate on your behalf. We never inflate a claim and we never touch your deductible.

Roof Inspection Questions, Answered
An evaluation is free for homeowners with a reason to repair or replace. That is the honest start of a job. A formal documented inspection, for a home sale, an insurance question, a commercial building or a condition report, is a paid professional service with a photographed written report you can use anywhere. We tell you up front which one fits.
Every few years while it is young, annually past about fifteen years, and after any major hailstorm regardless of age. Minnesota's freeze and thaw cycle and its hail seasons age roofs on their own schedule.
Yes. Buyers, sellers and agents use our documented inspections to replace "the roof looks older" with real findings and real numbers, on a timeline that works for closing.
Yes, that is the right order. We document what is there and tell you honestly whether it rises to a claim before you file. We do not inflate claims and we do not play games with deductibles.
Yes. TPO, EPDM and modified bitumen systems for owners, boards and property managers, with reports built for decision making and budgeting. Flat roofing.
It depends on the roof: size, pitch, access, and how much reporting the audience needs. Call 612-255-9605, describe the building and who the report is for, and you will get a firm number before anyone schedules.
For the roof itself, no. For the attic and the interior evidence, yes, and that part is often where the answer is. We will tell you on the phone which one your situation needs.
